Race & York RLLP and West 5th Ave RLLP acquired a 36,750-squarefoot masonry building at 2727 W. Fifth Ave. in Denver from 5th Properties Ltd. for $3.75 million in December. The property is situated on 2.45 acres at West Sixth Avenue and Interstate 25. Gruber represented the seller in the transaction; the buyers have also engaged Gruber to help lease or potentially sell the property. The seller received several offers from different local investment groups.
Safety Properties sold a 7,200-sf grade-level masonry building at 3830 S. Windermere St. in Englewood to 3820 S. Windermere St. LLC, which plans to occupy the building. The building sold for $1.7 million in January. Gruber represented the seller, while the buyer did not have representation.
Tuff Shed Inc. renewed its lease for 41,076 sf at 4500 and 4501 Grape St. in Denver with landlord Triple S LLC. Gruber represented the landlord in the direct deal. The landlord was “thrilled” to have the tenant remain in the building, which it has occupied for 10 years, Gruber said.
